Comparing refinishing with new installation
New hardwood installation runs $6 to $12 per square foot. That range covers new installation, not refinishing. When comparing quotes, check the scope of preparation and finish work rather than assuming refinishing will cost a fixed percentage of replacement.
Preparing the whole floor
We edge the perimeter and hand-scrape corners so those areas reach the same smoothness as the rest of the floor. A refinishing scope should account for these areas, not just the open space in the middle of the room.
We fill gaps, cracks and nail holes, then re-sand so the filler sits flush. Filling alone does not complete that preparation step.

Applying the finish
We vacuum and tack the prepared floor dust-free before any finish touches the wood. We use T-bar and lambswool applicators to flow on even finish coats. When reviewing the proposed work, check that it includes both surface preparation and finish application.
When to check permit requirements
Pittsfield lists carpeting, tiling and similar finish work among generally exempt work. Work that opens or alters floors will probably require a permit, so we confirm requirements with the Building Department if the job goes beyond refinishing.
Massachusetts currently uses the 10th Edition of its state building code, including the residential code provisions. We use that code when planning work subject to those requirements.

Seasonal gaps that open in winter and close in summer are normal and we generally don't fill those hard, because filler will squeeze out when the boards swell back. Permanent gaps and cracks we fill during sanding so they sit flush and take finish evenly.

For board replacement we source matching species and profile, weave the new boards into the field rather than blocking them off, then sand and finish the whole area together so the repair blends. An exact match on an old, ambered floor is hardest with brand-new wood, and we'll tell you honestly how close it will get.
