The sanding equipment we use
We use a dust-containment sander tied to a high-capacity collection unit. For the final pass, we use a random-orbital sander for low-dust sanding. Dust containment is part of the equipment doing the work, not just cleanup afterward.
Cleaning between finish coats
We vacuum and tack between coats for a clean surface and a well-adhered finish. Collecting dust during sanding does not replace this step. We clean between coats as well as contain dust at the machine.

What is the toughest finish for hardwood floors?
Aluminum oxide-enhanced polyurethane (often in pre-finished floors) is most durable. For site-finished floors, moisture-cured urethane offers superior hardness but has strong fumes. Traditional oil-based polyurethane (3+ coats) provides good durability with easier application. Water-based polys dry faster but may require more coats. Choose based on your traffic levels and ventilation capabilities.
How long before I can walk on and furnish the floors?
With waterborne finish you can usually walk in socks the next day and return light furniture in a couple of days. Oil-based needs longer. Either way the finish keeps hardening for a couple of weeks, so we advise waiting on rugs and heavy furniture until it has fully cured.
